“What is your house worth?” (Where have I heard that before?)

I listened to a conversation today about what to put on a real estate flyer. I mean every cheesy platitude I’ve seen in my mailbox and thrown on the ground at my doorstep seemed to come up. “Don’t let this happen to you” and “Would you like to know what your home is worth?” I mean, is that so hard to figure out? Here’s a simple formula for most metro/suburb located folks.
1. Look up your house on Zillow
2. Note the price of your neighbors’ houses
3. Look at the closest and most recent sales
4. Subtract about 10% if nothing is wrong with your house, more if there is.
That’s what your house could sell for. Now was that so hard?
Yorba Linda was the community where I learned this formula by experience and it has remained accurate in my observation since I sold my house in Yorba Linda in 2007 (the price was about 15% below the Z-estimate) Incidentally, the house I live now in fits the same schema.
